There’s a stretch of Highway 16 in Denver you could drive a hundred times without ever noticing the turn. I’ve done it. For years, Norman Estates was the neighborhood I knew mostly by reputation — the one that came up when a client mentioned a sale number and asked, “Wait, where is that?”
Then you go through the gate, and the answer makes sense.
Norman Estates is one of the smallest gated waterfront communities on the lake, tucked into Denver’s shoreline on the west side. Our team is based in Mooresville, so I’ll be honest about the geography: this is a different rhythm than what you’ll find over here. Quieter roads. More trees. Lincoln County tax rates that make out-of-state buyers ask me to repeat the number. If you’re relocating and still learning the lake’s personality by town, Denver is the side that feels like it’s keeping a secret.
Here’s what’s actually behind the gate — and the trade-offs worth knowing before you fall in love with it.
What You’ll Find Inside the Gate
Roughly 50 acres, a limited number of estate homesites, and almost no through traffic.
Most homes here were built between 2005 and 2022, many in the 7,000-to-11,000-square-foot range, with private docks, deep lots, and enough mature landscaping that neighbors are more of a concept than a presence. Several sites sit on peninsula points with open main-channel water — the kind of view that photographs well and still surprises people in person. (Listing photos and reality don’t always match. Here, reality usually wins.)
Directly across the street is Beatty’s Ford Park, with lakeside walking trails, a splash pad, and disc golf. It’s an unusual pairing — a private enclave with public shoreline recreation a two-minute walk from the gate — and for families it quietly solves a problem that a lot of luxury communities don’t.
The practical part: most homes here trade between just over $1 million and the $3 millions, depending on lot position and finish level, with occasional outliers far above that. HOA dues generally run $225–$400 per month. If you want to see it properly, Erik can take you out on the water — half the value of a home here is only visible from the lake, and no photo has ever captured it.
The Honest Trade-Offs
Small communities come with small inventory, and that cuts both ways.
It protects value beautifully. It also means you may watch this neighborhood for a year before the right home comes available, and it means comps are thin. When only a handful of homes trade, an automated estimate isn’t worth much — pricing here comes down to dock quality, water depth, view corridor, and what comparable west-shore estates actually closed for. That’s a judgment call, and it’s exactly the kind we do best.

Norman Estates isn’t for everyone, and that’s rather the point of it. But if privacy, big water, and a slower side of the lake sound like your speed, it deserves a look — and so do a few neighborhoods nearby that rarely make the lists.
