If you’ve been considering a move to the Lake Norman area, 2026 is shaping up to be a great year to buy new construction in Mooresville, NC. The town is seeing a wave of thoughtfully planned communities, and we’ve been out touring them firsthand to bring you the inside scoop.

Whether you’re a first-time buyer, a growing family, a retiree looking to downsize, or someone relocating from out of state, there’s something here for nearly every lifestyle and budget. Here are three new construction neighborhoods in the 28117 zip code that we think are worth a serious look.

1. Adeline Park by Niblock Homes

Semi-Custom Living on Larger Lots

Adeline Park stands out immediately for one reason: it’s built by Niblock Homes, a respected local semi-custom builder — and that distinction matters. Unlike production builders who offer limited choices, Niblock gives buyers meaningful control over how their home looks and feels.

The community features 44 home sites with lots that run roughly 0.2 to 0.38 acres — noticeably more generous than what you’ll find in comparable new communities nearby. With 10 available floor plans ranging from single story to one-and-a-half story to two story, there’s real flexibility here.

One floor plan that caught our attention is the one-and-a-half story option — about 2,000 square feet on the main level with a loft, bedroom, and bath upstairs. It’s an ideal layout for retirees or empty nesters who want their primary suite on the main floor but still have comfortable space for visiting grandkids or guests. We recently toured the model home with clients fitting exactly that description, and it checked every box.

Price & Details

  • Starting price: approximately $590,000
  • Finished price range: $600,000 – $700,000 (depending on finishes)
  • 10 floor plans available
  • Baseline finishes are well-appointed; upgrades can be added
  • Lot sizes: ~0.2 to 0.38 acres
  • City sewer and water
  • HOA for common ground maintenance (no dedicated amenity center)

Location

Adeline Park is located just off Highway 3 in Mooresville, within the Mooresville Graded School District and close to both an elementary school and a middle school.

Downtown Mooresville — with its dining, shopping, and medical facilities — is just a couple of miles away.

2. Harris Farms by Empire Homes

A Full-Amenity Community

Harris Farms is one of the larger new developments in the area, with 146 home sites planned — a mix of single-family homes and townhomes. It’s a community that feels genuinely complete: not just houses, but a neighborhood with real infrastructure for everyday living.

The single-family homes offer eight floor plans, including both one-story and two-story options, ranging from about 1,800 to 3,400 square feet. Prices start in the high $400,000s, making Harris Farms a compelling value given the amenities on offer.

Speaking of amenities — Harris Farms will feature a swimming pool, clubhouse, playground, and a dog park. The dog park is a welcome addition that we think will resonate with a lot of buyers who want their four-legged family members to have room to roam.

Price & Details

  • Starting price: high $400,000s
  • 2 to 5 bedrooms; 1,800 to 3,400 sq ft
  • 8 floor plans; one-story and two-story options
  • 146 total home sites (single family + townhomes)
  • Amenities: pool, clubhouse, playground, dog park

Location

Here’s a bonus that’s hard to overstate: a brand-new Publix shopping center is being built right next door on Kistler Farm Road and Highway 3, essentially adjacent to the neighborhood. Additional retail and restaurant spaces are planned in that same development, meaning residents may be able to walk to grab coffee or groceries without ever hitting the main road.

Harris Farms is also a short drive to downtown Mooresville and the national retailers along Highway 150.

3. Brantley by D.R. Horton

Attainable New Construction with Modern Amenities

For buyers looking for new construction at a more accessible price point, Brantley by D.R. Horton deserves a close look. Prices here start at $439,000 — one of the more affordable entry points for brand-new homes in this part of Mooresville.

The community will have 57 home sites with five floor plans, all two-story designs ranging from approximately 2,300 square feet and up. Options run from three to five bedrooms, and at least one plan offers the primary bedroom on the main level for those who prefer that layout.

On the amenity front, Brantley features pickleball courts and walking trails — a combination that reflects how today’s buyers are thinking about active outdoor living right outside their front door. Pickleball in particular has exploded in popularity, and we wouldn’t be surprised to see other new communities in the area follow suit.

Price & Details

  • Starting price: $439,000
  • 57 home sites
  • 5 floor plans; all two-story
  • 3 to 5 bedrooms; starting around 2,300 sq ft
  • City sewer and water
  • Amenities: pickleball courts and walking trails

Location

Brantley is located right off Highway 3, approximately four miles from downtown Mooresville, directly across from a local school. Like the others on this list, it falls within the Mooresville Graded School District.
